So much craziness I tell you!! Crazy!!
So we have been on the market 27 days and we received an offer on Wednesday! It is a very solid offer for the market. We did counter on a couple of things and are waiting to hear back. If all goes well we will proceed with making an offer on the new property we are interested in. Reality hit really hard that we could be moving in the next 30 days...I hate moving :BangHead:! We could also be looking at moving twice if we don't get the property we are going to make an offer on - we will have to find a temporary rental until we find another house. I know it will all work out in the end but it has been a very emotional week. We do love our place now and have put a lot of work into it! It is the best move for us for the future to sell it now while we can still turn a profit on it...but it is just an emotional situation!

Congratulations on the sale of the house....fingers and paws are all crossed for you guys! I'll be praying that you find the perfect new home and that you only have to move once!

Everything and anything to do with real estate is stressful. I hope the sell of your house goes through okay, and that you get the new place you want. I understand about the emotional roller coaster ride in dealing with all this. Even the best of real estate agents get complacent. They do this everyday, but in the meantime your entire world is held in the balance.
My sister went through almost the exact same situation you're going through now. They put their townhome on the marked because they wanted to build a new home. My sister was all worried about getting the townhome sold because they wanted to use the money from the sale to put towards the new home. Anyway, they got their asking price and everything worked out. The buyer wanted to move in right away, so my sister and her husband had to move into an apartment for about 6 months while their house was getting built. So they also had to move twice. But it all worked out. It will work out for you guys too. I understand you being on high emotions right now, but once it's all over with, you will be so happy. Two thoughts on moving:
1) see if the buyers of your home are in a rush. Are they in a lease? Can you rent back from them for ninety or 120 days?
If you have to move twice, treat you first move like a military relocation. Put into boxes and storage anything you don't absolutely need to live with. he other stuff is like your express move. Makes the second move much easier.

With the real estate market the way it is right now, you really are blessed! One upside if you have to move twice- you sort through things the first time and get rid of what you don't want, then when you move again, you have a chance to REALLY decide what you don't want to take with you. Even if you leave it in stor age, there's something about that time between packing and unpacking to make you reconsider keeping some items.
We are thinking about moving, ourselves. It is time for the furkids to have their own yard (and their own doggy-door!) and we want to be back on one level. We have the advantage that we have leased for several years since selling our other house, so we don't have to worry about that part. We just have to decide how much we want to spend, what area we want to be in, and wait for the right house to come along! I'm slowly starting to sort through some things and toss out a lot of junk!! Hopefully it will make it easier later. Hope you hear back quickly, both on the counter offer on your house and the one you will be making on the house you want.
I agree...sounds like you got the worst part out of the way. My folks had their house on the market for six months. By the time it sold, the asking price had come down $75,000. The housing bubble has definitely burst and people need to adjust their asking prices accordingly.
Well - as of 5:30 pm PST they buyers had accepted the counter offer so we have officially sold our house! :crazyeyes: Of course we have to go through the inspection period and such but assuming all goes well it is sold. We will be making an offer on the other house tomorrow and see what happens.... :xfinger:

So things seem to be progressing. We are still in the contingency period for our buyers to do their inspections and such but so far all is good. We didn't get the house we made an offer on - the owners are being totally unreasonable on what they want for the house. It just isn't worth that much!! So we spent all day yesterday with our realtor looking at houses - 24 properties yesterday!! :verdict: We are trying to figure out exactly what part of San Diego we want to live in. We are looking at older properties that have been remodeled so we can have a yard. A lot of the newer properties here are just built right on top of each other!! with no yard!! I think this is going to be a long process but it is all good and will work out in the end!
WOW!! That sure was a fast sell of your house. Congratulations!! Too bad about the house you made an offer on though. I'm sure you'll find a GREAT place soon!! Just be patient and stay optimistic!! :grin:

Selling a house is never easy or stress-less. I'm happy to hear that things are progressing on the sale of your home. Sorry to hear that you didn't get the property you wanted. Something nice will come up that will be just right for you, there's never just one perfect house out there, there are several that would have most of what you want.
